THIS COULD HOUSE A BEAUTIFUL PARK FOR THE RESIDENTS. ALSO, FOOD TRUCKS, FARMERS MARKETS, ACTIVITIES, CONCERTS, EVENTS. THIS COULD BE YOUR SQUARE WHERE YOU CELEBRATE CHRISTMAS AND FIREWORKS FOR NEW YEAR'S OR PARADES OR OR ANY TYPE OF SPECIAL EVENTS. AND IT'S ACCESSIBLE TO EVERYBODY AND KIND OF BECOMES THE HEART OF THE DEVELOPMENT. AND THIS PUBLIC SQUARE IS WRAPPED WITH A LOT OF COMMERCIAL USES ON ALL SIDES. THAT'S WHAT'S ALLOWED BY YOUR CURRENT ZONING. AND THAT'S WHAT MOST ZONING CODES AND VARIETY OF CITIES ALLOW. BUT WE THINK THIS CAN BE MUCH BETTER. SO FROM THE HIGH LEVEL POINT OF VIEW, THE APPROACH TO THIS PROJECT WAS NOT ONLY TO CREATE THE CITY HALL AND THE PUBLIC SQUARE, BUT ALSO CREATE A LOT OF COMMUNAL SPACE AND PARKS AND GREEN SPACE. HOW CAN YOU CREATE GREEN SPACE? YOU CAN CREATE GREEN SPACE BY REDUCING THE SIZE OF THE BUILDINGS AND FOOTPRINT OF THE BUILDINGS, BY INCREASING THE HEIGHT A LITTLE BIT AND CREATING HIGHER DENSITY WITHIN THE BUILDINGS, LIKE, IMAGINE YOU HAVE AN OFFICE BUILDING. AS YOU CAN SEE, THERE IS THE MAIN STREET GOING THROUGH AND WE'RE PROPOSING A LARGE ROUNDABOUT. WHY ROUNDABOUT? ROUNDABOUT SAVES LIVES, RIGHT? SO WE DECIDED TO SCALE THE SIZE OF THE BUILDINGS AS WE APPROACH THE EDGES. IF THIS IS THE FOCUS FOR DOWNTOWN, HISTORIC DOWNTOWN, THIS IS THE FOCUS BECAUSE IT'S LANDLOCKED AND THE GOAL IS NEVER TO DISPLACE FAMILIES OR TO MAKE PEOPLE FEEL THEY CAN'T AFFORD TO LIVE HERE. BUT THE GOAL IS TO MAKE SURE THAT IF YOU WANT TO MAINTAIN YOUR HOME IN DOWNTOWN MAYNARD, THAT'S THE GOAL. BUT IF PEOPLE WANT TO COME IN AND DOWNSIZE AND GO TO ANOTHER PLACE, WE WANT TO HAVE THOSE OPTIONS AVAILABLE TO, TO THE COMMUNITY. SO TO ALLOW FOR ADEQUATE USAGE OF THE SITE, THEY'RE REQUESTING THESE TREES BE REMOVED THROUGH A FEE IN LIEU, WHICH WAS ALSO THE RECOMMENDATION OF THE PLANNING AND ZONING COMMISSION.
